The house is fully insulated and all 6 en-suite bedrooms and the large self-contained studio all have reversible air-conditioning, which means it is ideal for year round living. The house is laid with local terracotta tiles throughout.

The entrance hallway leads off to a guest WC, directly into the living room, or down the stairs to the bedrooms.

The large and bright living room (2 double French balconies and a sliding glass door to an uncovered terrace) has been prepared for the installation of a wood burning oven. Down the stairs it leads to the open plan kitchen.

The open plan kitchen has everything you will ever need to entertain. Beautiful black granite worktops and black IKEA kitchen cabinets create a sleek look, complemented by the Samsung American style fridge freezer and the sleek stainless steel Hotpoint 4 hob cooker, cooker hood and dishwasher. The kitchen island is the natural gathering point to both watch food being prepared and to enjoy a glass of wine prior to dinner. The rest of the room is dominated by a large dining table with room for 10. There is direct access to an outside covered terrace overlooking the pool, the vineyards and the hills and there is a door to a small utility room.

The small utility room and larder has ample storage for cleaning products, food and wine and has a plumbed in washing machine and tumble dryer.

Going from the hall down the stairs leads to a landing area with built-in storage and access to the service and boiler room. From here there is access to a further lockable storage room, ideal for a larger larder or wine cellar as it is fully ventilated.

Going down the hall there are three en-suite bedrooms, all with ample storage. The bathrooms all contain a shower and WC.

This large double bedroom is bright and airy and has direct access to an outside area, which could be turned into a formal garden or used as parking or a kids’ play area. This bedroom has a free standing desk and cupboard, increasing the options for future uses of the room.

This double bedroom has a double aspect with a window facing on to the same outdoor area as bedroom 4, but access to a path running along the house on the other side – with direct access to the pool area along the path. There is a built-in desk and large wardrobe.

Currently being used as an office by the owners, this double bedroom has access to the same path as bedroom 4 and has a built-in desk and free standing wardrobe.

From the lower landing there are further steps down to the master bedroom and bedroom 2.

The master bedroom has a large wardrobe and a built-in desk running alongside one wall of the room. There is direct access to a large poolside covered terrace (shared with bedroom 2). The en-suite bathroom contains a spectacular granite sink as its main focal point. If the new owners would wish to create a very large master bedroom suite, it would be easy to knock down the wall between the master bedroom and bedroom 2.

This is the second largest bedroom in the house and is currently being used as a nursery for the son of the owners. It has direct access to a large covered terrace by the pool, and it could conceivably be turned into a large walk-in wardrobe if a purchaser would wish to knock down the wall to the master bedroom in order to create a master suite.

There is external access to both bedroom 6 and the self-contained studio flat.

Overlooking the pool area, this very bright room accessed by a lockable panoramic sliding glass door can be configured as a bedroom, play area, office space or gym. It is currently in use as a gym by the owners.

The studio flat contains a small tea kitchen along with an en-suite bathroom and has room for a dining area, sitting area and a double bed + wardrobe. This large, flexible space could also be used as any of the following:

  • A large artist’s studio
  • Office space for up to 4 – 5 people
  • A very large home gym
  • Granny/nanny annex
  • There is also the possibility to turn it into a garage and workshop and there is direct access from the drive off a sloping ramp

In grounds of around 3 acres/1.2 hectares, with a southwesterly aspect, the views across the valley and the position amongst vines and tall pine trees makes for an idyllic setting.

The large outdoor entertainment areas lend themselves to everything from a quiet breakfast for two to sit down dinners for 20 people.

The gem of the property is, without a doubt, the incredibly large, securely gated pool area. The large, heated salt water infinity pool (17.5×8 m/54×26 ft.) is the centrepiece for a large pool house of 72 sq. m (775 sq. ft).

    The pool house contains:

  • a full chef’s kitchen and seating for 12, which can easily be extended
  • a bathroom/changing room including both toilet and shower
  • a large outdoor rainforest shower
  • To the other side of the pool is a covered terrace outside the master bedroom, which can be used for breakfasts a deux or for relaxing in the unique Amazonian hanging chairs (available by separate negotiation). In addition to this there are also several storage areas.

There is almost unlimited scope for development of the outdoor areas of the property. Some of the plans considered feasible by the current owners include:

  • Fire pit and seating/camp area
  • Picnic area or built up wood structure for an additional outdoor dining area
  • Childrens’ tree or play houses
  • Putting green
  • Full 18 hole mini/crazy golf course
