This 300 year old bastide is the archetypal Provencal dream house. With loads of charm and period features and set nestled amongst the vines with commanding views it really doesn’t get any better than this. Split level house with entrance and driveway at the upper level and the lower level opening onto patios and pool area.

The large wooden door with several locks leads into the main Entrance Hallway from which there is direct access to two single bedrooms and stairs leading downstairs to the ground floor. There is an additional staircase leading to the mezzanine bedroom/study under the eaves. Off the entrance hall there is a hallway and seating area. The flooring is terracotta in almost every room of the house, including the entrance hall and all rooms on the upper floor except for the family bathroom.

Over the years this room has been used as a family bedroom (with additional single beds), a study and as a study with the opportunity to use it as an extra bedroom. The room contains windows on 3 sides for stunning views.

From the Entrance Hall there are stairs leading to the lower floor of the house.


Immediately as you come down the stairs you are standing in the Library with its beautiful wooden bookcases and the built-in fireplace. Through here there is access to the main living room on one side and to Bedroom 6, a bathroom and the utility room on the other.

The modern and practical utility room contains both a washing machine and a tumble dryer, along with a sink, and a large countertop with cabinets underneath. From here there is access to both Bedroom 6 and the ground floor bathroom.

The modern bathroom contains a large walk-in shower, a WC and a wash cabinet topped off with sink and taps. There is Hans Grohe sanitary ware throughout and soft hues from the in-built recessed lighting.

This is a comfortable double bedroom with a built-in wardrobe and views onto the patio of the house.

The grand living room has incredibly generous dimensions of at least 50 sq m/550 sq ft with very high ceilings and an impressive focal point in the shape of a very large original fireplace. This room has several full height doors opening onto the patio with far reaching views on the opposite side of the room from the fireplace. One end wall is taken up by a magnificent antique storage cabinet, whereas the other has large windows overlooking the pool area.

From the living room there is also access to the kitchen and dining area.

The long and wide galley style kitchen decked out in classic blue and white hues contains a large amount of storage space in its under the counter and wall hung cabinetry. There is also a freestanding cooker on the opposite wall and it currently houses a dining table and chairs for 14 people.

From the bedroom there is direct access to the patio facing the pool and from there one can go up the external stairs to the driveway for easy access when handling groceries and other deliveries. At the opposite end of the room there is access to the old fashioned store, boiler room and a small storage room at the end, which also functions as a separate entrance to the house.

There would be potential to (STPP) create a beautiful wine cellar and larder room in the section linking the kitchen to the boiler room. The storage space off the boiler room could also function as a larder on a smaller scale.


The property is set amongst the vines (which are maintained through an external contract, but could be taken back if you should so wish) and with some of the most extraordinary views. There are vines on both sides of the house and the drive intersects them leading up to a round piazza centred around a beautiful tree in front of the house. Right next to this there is a vine covered carport for a single car and access to the Garage/Garden Studio.

Just to the left of the stairs up to the front door there is a small staircase leading down to access the patio right outside of the kitchen door and on the right side of the house there is a small staircase which leads down to access the house through the boiler room – with access to the patio from this side as well.

To the left of the turning circle piazza, with parking for several cars, there is a boules/petanque court with seating for those balmy summer evenings best enjoyed with a glass of rosé wine in hand and a bowl of olives nearby.

The large outdoor entertainment areas lend themselves to everything from a quiet breakfast for two to sit down dinners for up to 40 people.

The patio/terrace area is without doubt one of the major attractions of the house. Sitting outside the living room, overlooking the valley as the sun sets and you’re enjoying a leisurely dinner with friends has got to be one of the most satisfying things about being in Provence. To the side of the house (outside the kitchen) the patio/terrace wraps around for access to the large free-form infinity pool and the built-in Jacuzzi hot tub.

Walking past the kitchen there is access to the Garage/Garden Studio, which, on the side facing the pool, features a covered terrace and an outdoor bathroom/changing room with both WC and shower for easy access before and after swimming pool use.

The Garage/Garden Studio can also be accessed through a single door from the covered terrace, whereas on the main side there are three large access gates, hiding double-glazed sliding doors into the main space.

Currently it is primarily being used as office space, but it can also be converted (STPP) to contain a very large living annex for extended family or friends – or could be taken back to its original use as a very large garage with space for a workshop area.

On the lower ground floor of the Garage/Garden Studio/Annex building there are two very large temperature controlled store rooms of which one is currently being used as a wine store. Fully built out the wine store should be able to contain at least 10,000 bottles and that still allows you enough storage space in the other room to hold the contents of a large 7 bedroom house without any problems.


There is a lot of scope for applying the finishing touches to this property to make sure it becomes your dream home in Provence. You can consider any of the following options:

  • Integrating family bathroom into Master Bedroom and building a second large en-suite for Bedroom 2 – or even creating a new family bathroom to also be used by the single bedrooms and the top floor bedroom/study
